The energy certificate evaluates houses and apartments energetically and gives you indications for a rough estimate of the energy costs incurred in the future and makes the energy demand comparable.

The energy performance certificate is a document that assesses the energy efficiency of a building. It gives you clues for a rough estimate of the future energy costs for an apartment or a house and makes the energy requirements of houses comparable.

Energy certificates must be presented for new buildings and for the sale, lease, rental or leasing of buildings.

There are two types of energy certificates. These differ in the calculation method.

  • Energy Requirement Certificate

The energy certificate is issued on the basis of the calculated energy demand of the building. This procedure is mandatory for new buildings. This demand-oriented energy certificate calculates the energy demand on the basis of the condition of the building envelope and the building services with an average user behavior. In the simplified procedure, the data on a typology of the building shape, components, year of construction, etc. are recorded, the detailed procedure records in detail the building to be examined and its building services.

  • Energy consumption certificate

The consumption-oriented energy performance certificate reflects the weather-adjusted consumption of the building over at least the period of the past 3 years. In certain cases, the result depends strongly on user behavior during this period. The heating and ventilation behavior affect the result.

Only qualified experts are entitled to issue energy certificates. The requirements for the qualification of exhibitors are regulated by law. However, there is no certificate or other certificate of entitlement to issue energy certificates. On the Internet, however, several site operators offer expert searches.


You must have the energy certificate if you want to rent, lease or sell the building.

Owners, sellers or landlords who do not present an energy certificate, not in time or incompletely, are threatened with a fine of up to 15,000 euros.
