The land register is a register maintained by the land registry offices at the local courts. It documents the private law status of a property—that is, who owns it, what rights third parties have, and whether the property is encumbered.

- If the property is not your property: documents demonstrating your legitimate interest (e.g., consent from the owner, enforcement documents)
Preconditions
- You may only inspect the land register if you have a legitimate interest.
- For example, you can view
- as owner of the property or
- as a creditor who wishes to enforce the debt (proof required) or
- as heir or heir.
- If you want to buy the property, you need the consent of the owner.
- If you are permitted to inspect the land register, you can request a copy of the land register.
- As a private individual, you generally cannot obtain online access to the land register.
- Authorities, notaries, courts or publicly appointed surveyors can, under certain conditions, obtain unrestricted online access to the land register (unrestricted retrieval procedure).
- If you need to access land registers frequently or if the need is particularly urgent, you may be eligible for restricted access. This may be the case if you wish to access land registers as:
- Lawyers who carry out enforcement proceedings
- Insurance
- Banks
- utility companies
