As a public registry, the land register is generally intended for inspection by third parties. However, since the land register contains a great deal of personal information about the owner, it is not open to public inspection by everyone. Pursuant to Section 12 of the Land Registry Act (GBO), access to the land register (and the land file) is therefore granted only to those who demonstrate a legitimate interest to the land registry office.
In principle, inspection must be conducted at the land registry office (local court) in whose district the property in question is located. However, in states that—like Bavaria—maintain the land register electronically, it may also be inspected at another land registry office.
